Outside of any city limits, on the south east side of the gated 1,324 acre Wolf Creek Ranch community in the Texas Hill Country, is 2601 Wolf Creek Ranch Road, a 12 acre ridge top lot with views of the hill country and open spaces! This lot includes both wooded and open acres with private spaces for the custom building of your personal residence. Very nice topography with a gentle slope and plenty of flat areas to build. The spacious pasture in the back of the lot is flanked by large Live Oaks and Cedar Elm trees. If having your own horses is desired, there is plenty of flat space for building a barn. The wooded buffer along the boundary lines of the property makes for incredible privacy for your home site, PLUS, there is no timeline to build. This 12 acre lot offers many options as it could be divided into two 6 acre lots, or you could build 2 homes or build a home and a guest house. PEC electric power is available to be installed on the property by the new owner. I have paid the PEC fee for the site evaluation and can show you what the engineer approved for us. You may want to build some place different from where we had planned to build. The pole and meter loop are there now for the new owner. Since there are homes around the 12 acres, you may decide to build somewhere else on the lot and install the pole there. Water can be delivered into the large, almost 2,500 gallon water tank. As of July, there are about 2,000 gallons of water in the tank. Property is on a waiting list for well drilling in August if desired**. While most of the ranch needs deeper depths for wells, this immediate area has successful wells at lower depths of about 300’ or less*. According to rainfall data on the WCR web site, the east side of the ranch, where 2601 Wolf Creek Ranch Road is, always enjoys more rain than the west side of the ranch. Some ranch residents put in large rainwater collection tanks to augment their well or use in lieu of a well. You may elect to put in your septic system when you build your house.

There are very few, really nice, large gated ranch communities in the Austin Texas and Central Texas area. Wolf Creek Ranch is a work of Texas ranch art!
